Q:How much maintenance is required on a garage door?

Specified and installed correctly you should hardly ever need to touch your garage door but it is always best to keep it clean and free from dust. More attention and regular servicing should be carried out on electric operated doors however.
Most garage doors nowadays are manufactured using much better materials than in the past with galvanizing and zinc plating helping preserve the springs, cable and other important parts. There are some doors still manufactured with mild steel springs and lower quality parts and these will deteriate quickly in a damp or close to the coast type environment.
For the main the remote control electric doors should always be serviced and checked once a year, or more if the frequency of use is high. This is to make sure the safety mechanisms are fully functioning correctly and the door is operating as smoothly as possible so the safety devices can be set to an optimum level of sensitivity. many manufacturers also insist on a regular service schedule to keep the warranty valid but no major parts should ever be required, just a good service to check tensions, moving parts and electrical safety devices.
