An electric up and over garage door is a great option, despite the emergence of alternative door mechanisms. It is a simple and tried mechanism, and with very little to go wrong is likely to last between 20-30 years. When we refer to a basic up and over door we refer to the simpler designs and in standard colour finishes with no design or window options.
This category for this price range refers to a fully retractable operated mechanism with a standard white finish and includes all the hardware required as well as a steel box section outer fixing frame to replace any timber frame used and provide a better overall operation and a 10 year guarantee. The electric operator will have 2 hand held radio transmitters and an internal manual release in case of a power failure.

EXTRAS: Details such as trimming around the door frame, weatherseals on the ground and upgrades on the locking will push the price up slightly and you should always be aware of exactly what you are getting as a finished job to compare like for like.
Our basic designs in ribbed variations still include as standard a 2 point rod locking system (not inferior cable locking) and although on a very basic installation this is disconnected and the electric operator does the locking we advise the use of a ‘security de latch’ mechanism to incorporate the manual locking along with the locking provided by the electric operator.
To keep the installation basic we would expect there to be a separate pedestrian door access to the garage, power supply available nearby and sufficient hanging points on the garage ceiling for the door tracks and the operator boom.

For this price example we are offering only the white finish, but often there are other colours available at the same price as white. Brown or Anthracite is a common option either at a small or no extra cost.
Security
The basic locking on an electric steel up and over door is using the electric operator itself to hold the garage door panel closed firmly but there will be some degree of flexing if the door panel is tested.
It is a small upgrade of around £60 - £80 to adapt the 2 point bottom latch steel rod and slam latch locking system. aUse it with the electric motor drive to effectively give you 3-point active locking. Combined with the steel outer box section fixing frame, the basic security is good. You can also upgrade to 4 point locking for around £60, so each corner covered with a latch.
Ease of Use
Being an electric door, operation is via a hand held transmitter. It is also possible to link many modern electric operators with a smart home system, such as from Somfy, to utilise control from your smart device.
If there is a power cut then, you have to enter the garage by another door and release the mechanism to operate the door manually, which will be quite effortless. If there is no other access then there is a release mechanism which is attached to the handle, or drilled into the panel as a key release mechanism with cable attachment.

To close off a garage opening you are far better buying a good quality electric steel up and over than a cheaper electric roller door of questionable quality and reliability.
The up and over door will usually last many, many more years with no issues at all. Manufacturers such as Hormann and Garador make the very best up and over steel doors for the UK with high quality galvanised and zinc plated components for durability and confidence in the overall integrity.
Always try to buy with the steel fixing sub frame as it will give a far better overall package, as well as better security and weather protection. The electric operators have little effort in opening and closing a single garage door panel so they are not stressed in any way and the steel panels are never as heavy as timber or GRP panels so their longevity is guaranteed..

The only downside with a retractable up and over door is that they do swing out a fair way during operation. There are of course many more designs to choose from over a roller or sectional door..
